Much of the work on this property was already done. For example, the owners drilled a water well about 500 feet deep at the building site and brought PEC electric with 400-amp service to the hilltop. They also built a new entrance and driveway.
In addition, the hilltop near the well and electric was cleared and opened up. As a result, it was ready for a new custom home with views and mature trees.

The habitat was typical Texas Hill Country vegetation. Live Oak and Cedar trees made up most of the large vegetation, along with a good mix of underbrush and grasses.
The elevation rose from about 1,060 feet along the road on the eastern edge to about 1,140 feet at the hilltop in the middle of the property. Because of this, the hilltop offered long views while keeping its privacy.
Wildlife included white-tailed deer, Rio Grande turkey, small game, and migratory birds. In addition, the area is known for exotic deer.
