More About the Property
IMPROVEMENTS:
Behind the new custom gate entrance is an all-weather road leading down to the ranch’s building improvements. The building improvements on the Twin Oaks Ranch are centered around the outdoorsman and recreational landowner. The residential improvements consist of a new 1,620 square-foot manufactured home with 4 bedrooms, 2 bathrooms, and an open floorplan layout. This new home features numerous upgrades, along with spacious attached front and rear porches and an oversized three-vehicle carport. Additional improvements include a custom shop and three-sided lean-to shed. The custom shop measures 40’x70’ with three full-size roll-up doors and a game cleaning station located under the overhang. The shop is plumbed with both water and electricity and comes with an oversized ice maker, outdoor refrigerator, and stainless-steel sink and tables. Located behind the shop is the covered lean-to that measures 30’x40’ and is used for equipment storage. All-weather road material has been brought in to make the ranch and headquarters accessible even in times of heavy rain. A 500-yard shooting range has also been built to add additional recreation to the mix. Whether you’re looking for a weekend retreat or a full-time residence, Twin Oaks Ranch offers a rare combination of quality improvements and outstanding recreational opportunities.
HABITAT:
The habitat consists of mostly heavy South Texas brush with scattered mature live oak trees mixed in. The Dry Medio Creek meanders along the north side of the ranch and offers a habitat unlike other parts of the ranch. The majority of the tree and brush species consist of mesquite, blackbrush, colima, huisache, and live oak trees. The current owner has selectively cleared around many of the mature live oaks, opening up the landscape and enhancing views throughout the property. In addition, motte-style brush areas have been established to provide premium cover and habitat for quail, while several open fields have been created to allow for seasonal planting. Some select areas have already been planted in native grass seed to increase grass and forage diversity for the wildlife. The road system provides outstanding access throughout the entire ranch. The ranch has also not had cattle in some time, and the grass is recovering very well, even in the current drought. Ponds and concrete water troughs are strategically distributed across the property, ensuring dependable year-round water for wildlife. Due to the habitat and water resources, this ranch could also support a combination hunting and cattle operation.
WILDLIFE:
The wildlife program on the Twin Oaks Ranch has been highly successful. This ranch is low fenced with few neighbors and little hunting pressure. Wildlife in this area consists of white-tailed deer, Rio Grande turkey, javelina, and feral hogs. The bird hunting in this area can be excellent for mourning and white-wing dove, especially around the ponds. Due to the strong surface water and improved habitat, bobwhite quail hunting has been exceptional as well. The ranch also comes furnished with four new 5’x7’ metal tower blinds and four new stand-and-fill corn feeders.
